Playa Hermosa de Jacó: real estate and area guide

Playa Hermosa de Garabito sits 10 minutes south of Jacó. It is a long, dark-sand beach known for consistent surf and a quieter, greener lifestyle, with gated communities like Valle Perdido and Hermosa Palms and ocean-view hills such as Cerro Fresco.

Community

Surfers, families and retirees from North America and Europe live next to Costa Rican families. Restaurants and surf shops line the coastal road; supermarkets, banks and clinics are in Jacó, 10 minutes away. Note: not to be confused with Playa Hermosa in Guanacaste, 4 hours north.

Climate

Warm all year, usually 27–32 °C (80–90 °F). The dry season runs from December to April; the green season, from May to November, brings afternoon rain and lush landscapes.

Schools and health

Public and private schools, including bilingual options, operate in the Jacó area; international schools are in the San José area. Jacó has private clinics and public health centers; the closest full hospitals are in Puntarenas and in Escazú/San José.

Titled land vs. concession

The first 200 m from high tide are the maritime zone: the first 50 m are public and the next 150 m can only be held as a municipal concession, with limits for foreigners. Land beyond the maritime zone is titled and can be fully owned by foreigners with the same rights as Costa Ricans.

Getting there

About 1 h 25 min by car from San José’s airport (SJO) on Route 27 and the Costanera, and about 2 h 50 min from Liberia (LIR).

Land prices

Lots in our current Playa Hermosa listings range from US$26–US$67 per m², depending on view, access and services.
