Choose with real information
Full technical sheet, costs, drone photos and a live video tour with Pablo.
Offer and option agreement
We negotiate for you and sign an option-to-purchase agreement that reserves the property.
Deposit into escrow
Your deposit goes to a regulated escrow company, never to the seller or to us, until closing.
Due diligence
Our partner lawyer checks the survey plan, title, liens, water letter, zoning and maritime zone.
Power of attorney
You sign a special power of attorney at a Costa Rican consulate or with an apostilled notary, so a representative can sign for you.
Closing and registration
The notary signs the transfer deed, escrow releases the funds and the property is registered in your name (or your company’s).
Questions buyers ask
Can a foreigner own property in Costa Rica?
Yes. Foreigners have the same ownership rights as Costa Ricans on titled land. Only maritime-zone concessions have limits.
How long does closing take?
Usually 30 to 60 days from the signed option, depending on due diligence and financing.
Do I need to travel to sign?
No. With a power of attorney and escrow you can close remotely. Many buyers visit only once the deal is closed.
Who protects my money?
A regulated escrow company holds the funds and releases them only when the title transfer is registered.
